Allied Residential was established in 1987 with the sole focus of providing professional management services to owners of multifamily properties in Western Washington. Over the past quarter century, Allied Residential has remained true to that goal and currently manages approximately 6,500 units in the Greater Puget Sound area for owners located throughout the country. Allied's project experience includes management of conventional and affordable properties, renovations, pre-development consultation, lease-ups, refinancing facilitation, and tax credit compliance for multifamily and condominium properties ranging in size from 13 to over 500 units and commercial properties ranging from 8,000 to over 300,000 square feet. Although Allied Residential is one of the oldest multifamily property management firms in our area, Allied Residential remains an entrepreneurial, forward looking company. At the foundation of this entrepreneurial spirit lies the primary business core values of Allied Residential, which are integrity and responsibility.
The integrity of Allied Residential and its staff begins with a philosophy instilled more than twenty five years ago. Essential to our integrity is the belief that, as our fiduciary responsibility to our clients, property management companies must always avoid potential conflicts of resources or interests. Allied does not own any of the assets it manages nor does Allied own any businesses providing services to properties under management. This philosophy has helped us avoid actual or perceived conflicts of interest and allows each of our clients to feel just as important as the next.
Allied Residential's responsibility to our clients is proven as we manage each property as if it were Allied's own. In doing so, we have consistently outperformed expectations by utilizing leading edge accounting systems, implementing creative strategic plans and monitoring quality control at all levels.Whether it is a multi-level reporting process to appease state and federal agencies or the quality control process we bring to your property through site inspections, quality training, updates and random audits, Allied Residential is committed to bringing our clients the best practices of a large national firm with the flexibility and regional knowledge of a local firm.
Allied Residential has been designated as an Accredited Management Organization (AMO) by the Institute of Real Estate Management (IREM). The AMO designation is bestowed at the national level only after a firm has fulfilled strict requirements in the areas of fiscal stability, integrity, professionalism, and both operating and ethical standards. Our adherence to the principles behind the AMO designation is your assurance of quality and professional service.
Allied Residential embraces the concept that each client possesses a unique set of goals for their investment and our primary purpose is to manage their property in such a way as to meet and exceed those goals. Even so, we have found that there is some guiding management principles that define Allied's basic management philosophy. The critical role of site staff, the importance of customer service, the need to be proactive as opposed to reactive, the concept of "firm. fair and consistent", and the understanding of each property's unique nature all form the foundation of Allied's management style.
Allied Residential's diverse portfolio, the varied experience this brings, and the accountability that is placed on each person involved at all levels combine to create a successful management environment. Senior management is involved throughout all phases of every project - monitoring project performance, providing added expertise and overseeing critical areas to ensure success throughout the portfolio. Allied Residential has skilled personnel at all levels that monitor management activity and recognize potential issues. We are committed to ensuring that responsibility is taken at all levels within the organization to meet our clients' goals.
The utilization of an experienced and professional Portfolio Manager and other corporate staff is critical to a property's success; however, the importance of each property's site staff cannot be overstated. Allied believes it is critical to hire the best site staff possible, at all levels, and retain them for many years. Allied's industry reputation as an employer, combined with our solid employee screening, hiring, and training policies and programs, helps to ensure that we continue to attract and retain excellent staff throughout our portfolio.
Customer service is another important part of Allied Residential's management success. Quite simply, satisfied customers, the residents, will remain customers longer than dissatisfied customers. With the high cost of apartment maintenance and repairs, marketing, and re-leasing resulting from resident turnover, ongoing resident retention is critical to achieving each property's maximum performance. Strong customer service costs very little, but contributes greatly to the bottom line.
Finally, we feel it is necessary to understand the unique nature of each property we manage. Although the guiding principles noted above apply to all properties, management should be tailored to capitalize on a property's strengths and to address any areas which need improvement. The owner's goals and objectives, the type, style, and age of a property, its location, the resident profile, unit types, etc. must all be considered. Allied's ability to identify a property's character and make management decisions accordingly is one of the keys to our overall management success.
